GENERALS CONDITIONS Arche de Noé – Vacances


1. Designation of the property leased :

3 1/2 rooms on the ground floor for up to 6 people including :
1 romantic bedroom with double bed 160x200, linens provided
1 bedroom with a bed 80x200, 1 bed 80x200 in mezzanine, a sofa bed, linens provided
1 living room - dining room with a 3 seater sofa and two armchairs a place, a cable TV
1 fitted kitchen with oven, 4 ring vitro, fridge, freezer, microwave, coffee maker, dishwasher, dishes 4-6 people, kitchen towels and garbage bags taxed provided according to lease
1 bathroom - WC with a bathtub, towels provided.

2. Rental duration and number of people :

The length of stay and the number of people is fixed in the lease. The tenant agrees to respect and not to sublet. Pets are not allowed.

3. Booking conditions and deposit :

The calculation of the price and the reservation can be made ​​directly on the Internet.
A deposit (25% of rental price, min. CHF 100 .-) is required upon booking and must be paid within 7 days. The receipt confirms the reservation. Otherwise, the date of stay can not be guaranteed and may be resold without notice.
This amount will also serve as guarantee, and will be refunded at the end of the stay, once the premises controlled in order and without damage. If the chosen method of payment incurs costs, these will be deducted from the amount to be repaid.

4. Payment of rent :

The entire amount of the rent is payable locally at the delivery of keys.

Final cleaning should be done by the tenant or paid in addition on arrival.
If the tenant decides to make himself the final cleaning, a cleaning deposit will be requested on arrival. It will be refunded on departure if the premises are rendered perfectly clean.

If the tenant takes possession of the leased property later or in case of shortened stay for reasons not attributable to the owner, the total amount of the rental must be paid.
In case of no-show on the agreed date, the owner may re-let the premises immediately. However, the tenant would remain liable to pay the total rental amount.

5. Terms of cancellation or change :

The tenant may terminate the contract, upon written request and under the following conditions: up to 15 days before arrival, free of charge, the deposit paid for the reservation will be refunded; from 14 to 2 days before arrival, the amount the first night will be deducted from the amount to be repaid. In case of late cancellation or no-show, the total amount of the reservation will not be refunded.

6. Delivery of rented property - claims :

The premises are given to the tenant in perfect cleaning and conform to the contract. If damage is detected or if the inventory is incomplete, the renter must immediately inform the owner. Otherwise, the leased property is considered to have been delivered in perfect condition.

7. Respect of the leased property :

The tenant agrees to make the premises in the same condition they were originally. Otherwise the cost for repair will be deducted from the deposit damages or paid extra.

The furniture and furnishings must suffer from the impairment of normal use which they are intended. Otherwise they will be paid or replaced by the tenant.
The tenant agrees not to smoke and not to fire in the housing and common premises and not to disturb the tranquility of the neighborhood in particular from 22:30.

If the tenant or a tenant neglects the duty of care in the use of the leased property or if it is occupied by a number of people exceeds the maximum number contractually agreed, the owner may terminate the contract immediately and without compensation.

8. Responsibility :

The owner is not responsible for accidents, loss, theft, damage or injury occurring on or near the housing and for any reasons beyond his control.
It is the tenant to ensure its property and leased furniture or in lack of insurance, he admits to bear the costs for the rehabilitation of leased assets that are not covered by the security posted.

9. Absolute necessity :

In case of force majeure (natural disaster, bad weather, fire, etc..), a dual rental or any unforeseeable event or unavoidable what prevents its continuation, the owner may cancel the lease or propose the tenant a comparable property. If there is a cancellation, the amount paid or the corresponding part will be refunded without any allowance.
If benefits reduced for a short time (power failure, internet failure, etc.), for reasons not attributable to the owner or if is not proved its responsibility, the tenant can not claim any compensation.

10. Terms and conditions :

These general conditions supersede any previous provision and are valid for all the new bookings.
